Bakery/Coffee Shop

I am in the process of trying to get a bakery/coffee shop established. This is a new business, so no existing profit/performance records. How is the best way to do a profit projection for writing a business plan. The bakery will be exclusive to a resort community, open 6 months per year during peak season. Donuts, cakes, and special order baked goods in addition to specialty coffee and tea would be my product line.
Also, are there any particular low interest government loans you could suggest. My start up including lease, licenses, and equipment will probably be around 30,000
Any advice would be helpful
