Commercial Lease

My sister and I opened a bookstore in south Louisiana last summer. We (foolishly) signed a three year lease (actually, we weren't given an option of length of lease). The location of the business was not good for us. In the first 6 months I don't think we made $5,000. The business economy in the area is bad. Since we opened, a number of small businesses have closed up. To top it off, the landlord didn't keep the outside of the property groomed. We think that had something to do with the lack of business. Customers told us they didn't think we were open.
We need to get out of the lease. We're trying to sublet the space, but have had no luck.
Any ideas on how to get out of the lease?
