I am extremely passionate about starting my venture which would be a seasonal
restaurant on the water in a tourist destination place. My concept would be
to incorporate another local business which is a highly successful well known
mini-golf 'paradise'. I want to approach the owners of the land whom also own
the mini-golf business; and pitch my venture idea. How should i go about
doing this? Should i create a business plan before approaching so i can
validate my concept with realistic numbers, showing i can improve there
business from starting mine? Should i stalk them until they talk to me and
allow me to pitch this venture? What would you do?

includes market research and financials before approaching the business
owners. As JGabriel mentioned, you may want to share your business plan with
a counselor at a small business development center or SCORE office before
sharing it with the business owners. Restaurants are expensive to start and
are highly regulated, so be sure you have done your homework so there are no
surprises later. Seasonal restaurants are even more difficult to make a
profit.
