Very few lenders will provide more than 80% Loan-to-Value (LTV). There are several ways to come up with the other 20%. Most business owners use personal assets like retirement accounts, personal savings, loans from friends and family or even personal assets as collateral to secure the 20%. If you are using collateral to secure the loan - if you have at least 20% equity in the assets - that can be used - e.g. you asset is valued at $100,000 and you request a loan against that asset for $80,000. Lastly, there are personal loan avenues that you might be able to use - like peer-to-peer loans or micro loans to fund you the 20%. Just be careful here as your bank will also have to take this new loan in to consideration of their loan request (could change your debt-to-income level).

CMAN, I am not aware of loans being offered at 100%. Banks tend to want to have some type of split so that you split the risk as well. You could also try raising the money yourself through personal investors. Does anyone else have some suggestions for CMAN? JimD
