I meet with the realtor Tuesday @ 4pm and I have a few concerns

I will start out by saying I'm only 18 but I do know about, and how to properly run a restaurant, and these things have been on my mind a lot.
My dad has been in the restaurant biz for years and I have worked for him since I was 15. Over the the past 3 years, I have learned about the business, how it's ran etc. I also work at the Downtown Sheraton valet parking cars.
Now that I'm 18, I'm wanting my own restaurant. My dad has everything you need to start a restaurant in storage. He has given me the option to loan all equipment to me so I can start new, or find a fully furnished restaurant to walk into. So my dad and I found a fully furnished location that's ready to walk into. So here are my concerns-
I meet with Driver Properties this Tuesday. Will they have a problem with me being only 18 wanting to lease the building? Meaning when they find out I'm only 18, they will think I will be a total failure with the building, so they will deny me because of my age.
What are the average minimum requirements when leasing a structure? Income wise etc.? And what do the average realtors need to see on paper such as bank statements etc.?
I do have a little credit built up if it matters, but it's limited due to I'm only 18. My score is a 708.
Also what will they ask for?
