Not sure I completely understand your question. If you are budgeting in your business plan / cash flow - you would accounts for your lease payments based on that period as a line item. Example:  You have a lease that you will pay $12,000 annually.  If your business plan's financial are set up monthly - you would account for $1,000 per month in your lease expense line item.  If your financials are set up quarterly - you would account for $3,000 per period. After your financials are done (at least the expense side) you can tally everything together to see how much outside capital your business would need - then seek a loan for that amount. Leases are not like loans with a principal and interest component - depending on the lease (capital, operating) you might be able to write off the entire amount as a business expense and not just the interest piece like you would with a loan.

It depends on where you live, but most leases are paid monthly. If you need a ball park figure to include in your financial projections, you might check the web sites of commercial real estate agents to get a feel for pricing in your area.
