I dont think you can do away without using schedule E.   If i  understand it correct, here are my suggestions to your hidden concern.   The key to mastering the Schedule E is to organize your income and expenses using a spreadsheet or personal finance software program. In my experience, people who keep detailed summaries of their rental property expenses are the ones who benefit most at tax time from the generous tax rules regarding rental income.   Landlords need to keep excellent records regarding cost basis, income, and expenses. If you are receiving income in the form of rent for half the duplex, then you would need to file Schedule E.
