Couple of things: 1) If you really want a good mentor, find a local SCORE or SBDC office in your area.  They are free to use (sponsored by the SBA) and can help you develop both your business plan and marketing plan.  They may also have some contacts for business locations as well as can help you get traffic count information at those locations. 2) If you need property to lease - try to find a property management firm in your area.  These firms usually have a lot property available and can give you a lot of needed information about those location.  Or, find a real estate office - most real estate offices also handle other types of property - at the least, they may know of some property owners that you can speak with. 3) Find some local community events (like those sponsored by your chamber of commerce) and attend them.  Talk with anyone who will listen.  You might find someone with property to meet your needs or they may know of someone else who does.
