I did this too with office cleaning. I was pulling my hair out on how and what to do and I came across some of the most valuable info I ever found. Genuinely, I can not recommend this person enough. develop some flyers and distribute them in business centers, register your business on Google local, develop a website or a few websites, make videos and submit the to youtube, write articles, write on HubPages and write Squidoo lenses. All good advice. I would look at your local area do some door dropping lead with an introductory offer, back this up on your site and provide a satisfaction guarantee. Offer a free consultation. Use local directories and submit your site to Google maps. Find out if your local authority tenders out business and join a business network. Keep your offers fresh and reward loyalty

I had a booming cleaning business many years ago.  I first mailed a flyer of the services we offered with prices.  And I gave them a month free after a 11 month period.  After the flyers went out, I had too much business (my problem was micromanagement).  I could never find a person that wanted to clean good enough. I started out doing apartment moveouts.  I sent out all  to all the apartments my one month free flyer.  I bid on 3 bedroom 2 baths apartments (upperclass) for about $150 for about 800 sqft.  I knew I could clean windows, appliances (clean oven), cabinets, spic and span bathrooms, vacuum in about 4 hours.  You just have to decide what exactly will you do for offices.  Are you going to  buff floors(how many times a month)--that could take hours depending on the square footage.  Are you doing windows.  Are you dusting blinds.  Are you going to  order toilet paper, supplies markup. Our local craigslist is loaded with ads from cleaning companies, so there is plenty of competition on the classified sites, at least in my area.   On the flip side, businesses are looking for deals and if they can save a few bucks on cleaning services, they will. We have been receiving a steady stream of leads from businesses looking for prices on office cleaning. So they must be shopping around.

I would bomb the hell out of craigslist and backpage.  Pay someone to slide your business cards underneath doors in commercial retail districts.  Wherever you see a for rent sign on a commercial real estate, tape your advertisement on the window.   Do whatever it takes.

To price your service, you have to start with how much you want to pay yourself to do the job.  It will depend on how much time it will take you to do the job and how much you will pay yourself to do it. Additionally, you need to cost the cleaning products you will use to do the job.  Say you buy cleaning product and supplies for $25 to do the job, you will put a 40% markup on the cost (that is in this case $10). Further, are you insured and/or bonded for this job?  In this case, you will need to add a fraction of the insurance cost to the cost of doing the job. Do you drive a vehicle to the job site?  The cost of gas for the trip is also factored in. Whatever other expense you incur in order to perform the job needs to be added to the cost of performing the job. When you add all these expenses and your cost of labor you should find the exact amount to charge for the job.   Another way is to offer to work for a cleaning service in your area and learn how they price their jobs before you get to start your own.  You may end up learning a great deal of new things that will be useful to you in your business.   Last option, just go to an office in your area.  Ask for the manager and explain your situation and ask him a pointer on how much he/she pays for this type of service.  This will give you an indication of how much you can cost your jobs.   I hope this is useful.
