What is best for this new business, sole proprieter, partnership, corp? It's gonna be just us and one daughter as a fill in from time to time.
What licenses might we need? Will do winter property checks for owners, arrange repairs if needed. Wife is already a caretaker for a lady who can't won't manage her affairs.

It can be difficult to pick the proper structure for your business. I would suggest taking a look at the Business.gov's Business Incorporation definitions, SBA's Choosing a Business Structure page and the IRS Definitions of Business Structures.
More than likely you would be a sole proprietor or partnership depending on how you and your wife want to own it.
In terms of licenses, you can check out the Permit/License Search tool on Business.gov.
