What expenses should a landlord for commercial space be responsible for a time of signing?

I own a 1800 sq ft building that a couple would like to open a hair salon in. Fortunately the last tenant ran a hair salon from there so all the basics for a hair salon is there but the building decor is probably out dated (i.e. wall paper, flooring, light fixtures, etc. . . .).
What remodeling costs should I expect to cover? Any new business has a business image that they want to show their customers so I assume any major remodeling is at their expense so I'm asking about the more standard remodeling costs.
Thanks in advance to any insight some commercial broker may assist with.
