Writing a business plan, getting started...

Hello all! New here and I have been seriously considering opening an automotive repair business in the St Louis area (in IL). I have been reading for weeks online about what all I will need to prepare before contacting the local SBA office, as I will need some grants and financial assistance. I will be forming a partnership with one person, and the two of us plan to run the business together. We have most all the tools we need already, we know where we want the location to be (what city), but will need to find a building when the time comes. We will need approx $10k plus the cost of the building in order to get started. We have most all the duties worked out, and clients that we can pull in. Combined, we both have experience with management, marketing, sales, etc. I just need some basic info to get started and to present to SBA. I have not contacted any lenders at this point and really need a template for writing a business plan to present. I would appreciate any help/advice that anyone is willing to give. And I do plan on taking a seminar in a few weeks to get more familiar with what I will need to do.
