Where to begin to open a Hair Salon

I want to open my own salon. After having wasted upwards of $900/month in chair rental to a woman who doesn't care to run a professional establishment or take pride in the business that she has, my previously established clientele has secured me enough to take the next step in pursuing and living my dreams. Now the question is 'where do I even begin?'.
I want to stay in the town where my clients are based. At this point, I'm weighing the options between commercial retail space or searching for residential space that is zoned properly.
I don't know how to look up the information to determine the zoning codes for a small home to base my business out of or where to begin to look for a location with negotiable leasing/CAM costs.
I would love to find a business advisor or mentor to determine the proper way to open an already successful business (my current clientele) in a new location and myself as the owner and to discuss how to maintain success when presented with your dreams
