how do we research if its profitable to move a home based upholstery business to a commercial space

my husband and i run a homebased upholstery business. We started this business in 2005. we do automotive, furniture, boats, hospitality, any kind of upholstery new and repair. Right now we go to our customers so a good part of the day is spent driving to pick up work and deliver. We have grown as much as we can from home. We work for dealerships, hotels and individual customers. For individual customers we loose credibility if we have them come to our house so we don't, we go to them. When we have a big project we have workers to help us complete the work on a timely basis. I just dont know how to go about finding out if moving to a commercial site would benefit us. How do I calculate what the additional income would be on a busy street. Is there a formula for certain types of business?
